 Our Process

  • Fill out the questionnaire above with as much detail as possible. If you already have, then congrats, you’re awaiting step two!

  • We'll reach out and discuss your project.  If we can handle it, we'll schedule a site visit.

  • After the meetup, we may have follow up questions.  Once satisfied, we will provide a rough estimate.  We intentionally shoot a little high with these; most projects have room for alternates and adjustments.

  • For projects greater than $15,000 we will require a minimum $1,000 dollar design fee.  The fee depends on the scope of the project.  The final quoted price of the job will not be determined until this phase is done.  In this stage we will arrange meetings to determine the exact project details, and may require consulting with Architects, Designers, and Product Representatives.  


    This process can take weeks, months, and perhaps over a year depending on the project.  We believe in spending more up front to speed up the construction.  We also have the hard talk about money upfront, so that the build can be about the build.  We may also be able to offer "negative" change orders.... WE write YOU the check if costs come under.

  • We will submit a bid based on the exact scope of your project.  Formal bids can involve a dozen people or more with very specific criteria.  This is a highly accurate representation of cost.  If the bid is too high, there will be very specific areas to re-assess and trim cost as long as those details do not compromise the structure.  

  • We will send around a contract for review and agree on specifics.  Once completed, it will be sent for electronic signature with an attached audit report to prove authenticity.  If a contract is signed, the initial payment will be due; typically between 25-33% of the contract price for larger jobs, and not more than 50% for smaller jobs. State law is changing around deposits, so we will follow state law when applicable.

  • We're off and running per the details of the contract!  Draws and their conditions will be specified in the contract.

  • Final payment will typically be 2% of the contract price.  Final payments are due after substantial completion.  Minor punch out items may fall under warranty work, which we will honor, but should not hold up final payments.  These details are specified in the contract.

  • All projects, unless otherwise specified, are warrantied for a minimum of one year.  Structural Limited Warranties may extend as long as ten years.
